1. Definitions
The property is No 1 Gwelfor Terrace, Aberdovey.
The owner is the person to whom the property belongs.
The principal guest covers the person booking the holiday and identified as such on the booking form
The guests are all people staying in the property.

2. Rents
All rentals shown on the website are per week. The owner reserves the right to adjust prices quoted or details to the property due to errors or omissions.

3. Payment and Confirmation
Bookings are only accepted in writing using the booking form. Once the form and payment for deposit (£100) are received the principal guest will be sent an invoice and a confirmation of the full details of the booking in writing or via e-mail. Once confirmation has been issued the principal guest is liable for the total rent. The balance of rent must be paid at least 4 weeks before arrival, without further demand. N.B. In the case of bookings made within 4 weeks of the commencement of the holiday the full amount must be sent with the booking form. The acknowledgement of the balance (or full) payment will detail arrangements for access to the Property.

4. Cancellation by the Guest
All cancellations must be notified to the owner in writing.
The guest will incur the following cancellation charges.

Up to 4 weeks prior to the commencement the full deposit will be forfeited.
28 to 21 days prior to commencement, 50% of the holiday cost will be forfeited.
20 to 14 days prior to commencement, 75% of the holiday cost will be forfeited.
13 to 1 days prior to commencement, 100% of the holiday cost will be forfeited.

Holiday insurance is the responsibility of the guest and is not included in the holiday cost.

5. Cancellation by the Owner
The owner reserves the right to cancel or refuse any booking. When this occurs the principal guest will be refunded all the money paid.

6. Holiday Tenancies
Holiday tenancies are a minimum of one week, unless otherwise agreed by the owner.

7. Pets
It is regretted that domestic animals are not permitted in the property.

8. Bed Linen and Towels
Bed linen will be supplied but guests need to bring their own towels.

9. Guests' Possessions
Guests' personal possessions are left in the property entirely at their own risk.

10. Occupancy and use of the Property
This property is a no smoking property.
The property may not be occupied by more than 9 guests. This may only be exceeded by babies sleeping in cots by prior arrangement.
The property must be solely used for private holiday accommodation.
The principal guest takes all responsibility for all the other guests.
No subletting is allowed.
Any breach of the use of the property will result in immediate termination of the letting.

11. Arrival and Departure
The property is available for occupation no earlier than 3.00pm on the day of arrival and must be vacated by 10.00am at the latest on the day of departure.
